Perparation involves cleaning the lot of all loose debris with a high powered blower and/or motorized wire broom. An oil spot primer is then applied. On an average, 36 square feet of asphalt will be covered per gallon using 100% coal tar emulsion. Material is a rubberized coal tar emulsion which exceeds Federal Specification RP335e. A hydraulic-driven tanker machine with a sand hog pump system will be used to mix this commercial grade product. Approximately 3-4 lbs. of silica sand per gallon will be added to increase the solids content while also creating less liability against slips and falls. Each parking lot has different conditions; therefor, a mix will be custom designed per each application. An acrylic-based hardening additive will be included in this formula for additional strength and longevity. Material can then be applied either by hand-squeegee or spray application.

Post Application

Traffic should be kept off a newly sealed surface for a minimum of 24 hours to allow for optimum drying (curing) time. If this time frame is not practical, sealcoating can be performed in separate mobilizations to maximize convenience. A quick cure additive such as Fast-Dry or Diamond Shield may be added to minimize down time. Make sure that lawn sprinklers that could affect the drive, including other property sprinklers, are turned off for at least 24 hours before and after sealing is completed. Note: You must clean lawn fertilizer, car soap, tire cleaner and heavy mud from your parking area 2-3 days prior to sealing.
